Yes, however residents are responsible for painting the walls back to the original color at move-out.

Services

We do not allow the clubhouse and other community spaces to be rented.

Encore at Buckingham provides door-to-door trash valet service every Monday, Wednesday, and Friday. Please place trash in front of your door on days of pickup between 3 pm and 5 pm. Do not leave trash out the night before.

Do not place trash in the laundry rooms, mailbox areas, pet station, or any other public areas.

Yes, we offer an after-hours courtesy patrol. To request assistance, call the office number and follow the prompts to leave a voicemail with your complaint details, apartment number, and phone number. The courtesy officer will receive your message and respond as soon as possible.

Amenities

Encore at Buckingham has controlled access gates. Parking behind the gates is for residents only. Residents have gate remotes for drive-in/pedestrian gates. Entry codes are issued for emergency vehicles and guests only.

Encore at Buckingham has elevators in each building.

No, Encore at Buckingham does not offer furnished homes at this time.

Yes, we have a fitness center available for resident use, equipped with cable weight machines, a yoga area, and cardio machines! Our fitness center is open from 8am to 10pm

Encore at Buckingham is home to a sparkling, resort-style pool and hot tub. Our pool is open from 8am to 10pm.

At Encore at Buckingham, our apartment homes are designed with comfort and style in mind. Enjoy oversized bedrooms and living rooms, plush carpeting, wood-style flooring, large walk-in closets, and full-size washer/dryer connections, and private patios or balconies. Kitchens include energy-efficient appliances and microwaves, with select homes offering Whirlpool stainless steel appliances with ice makers, quartz countertops, and other premium upgrades. Policies

There is no smoking in common areas. This includes all hallways, elevators, ballroom, theater, pool area, library, fitness room, etc. The designated areas for smoking are on your patio/balcony or 25ft away from all buildings.

Tobacco products include, but are not limited to; tobacco, marijuana, vapes, hookah, cigars, vaporizer, dab pen, pipe.

Our quiet hours are between 10:00 pm and 7:00 am. We respectfully ask everyone to be considerate of these quiet hours and avoid loud activities, including doing laundry, moving furniture, hanging pictures, vacuuming, etc.

Lease

After an application is approved, each leaseholder will receive an email with instructions to review and electronically sign the lease.

Residents may break their lease at any time. However, they will be responsible for any applicable early termination fees outlined in the lease agreement.

Guests not listed on the lease may not stay for more than 2 consecutive days in a single week or more than 4 days in any given month.

Yes, leaseholders must inform the office staff if a guest stays for more than 4 days in any given month and must be added to the lease.

Yes. Residents must obtain and maintain renter’s insurance with a minimum of $100,000 personal liability coverage during the term of their lease. If the resident has an pet, their policy must cover pets and animal bites. If the resident does not have renter’s insurance, they may contact ResidentShield, a leading insurance company that offers high quality, low cost insurance protection to residents of our community. More detailed information about ResidentShield can be found at www.residentshield.com or by calling a licensed agent at (800) 566-1186.

Residents also have the option to get coverage through a different third party provider. If a resident elects to obtain coverage from another insurance carrier, they will be required to provide the declarations page for their policy, including the name of their insurance company, the policy number, the effective and expiration dates of the policy and ensure that our property and information below is listed as an Additional Interested Party on the policy:

If we do not receive an updated Renter's Insurance Policy, the resident will be enrolled in our Master Insurance Policy and will have a recurring monthly lease charge to cover the home only. This policy does not insure your personal property within the home.

Payments

Once an application is approved, a leasing team member will email a welcome letter outlining the first payment, which may include: prorated rent, deposits, and any applicable fees, along with other important move-in information.

Security deposits are refundable, however any deductions for final utility charges, cleaning, or damages beyond normal wear and tear may be applied. Once those charges are processed, any remaining balance will be refunded to you.

Rent is due by the 1st of each month.

Resident Portal

Yes! Our community uses the Westdale Living Mobile App, available on Google Play and The App Store.

Through the app, residents can make payments, create maintenance requests, and get notified of announcements and calendar events when push notifications are enabled.

Pets

We are a pet-friendly community and allow up to 2 pets per apartment with a maximum weight of 35lbs per pet. No exotic pets are permitted.

All pets must be kept on a leash when outside or in any private areas. Pets are not allowed in the ballroom, library, or any common areas. You must always clean up after your pet. Violators will be subject to a fine for every occurrence.

No, exotic pets are not allowed. This includes, but is not limited to, livestock, poisonous reptiles, amphibians or fish, snakes, birds of prey, insects, arachnids, and rodents (except for hamsters, guinea pigs or gerbils.)

We allow 2 pets per household.

Our pet-friendly community offers amenities like pet waste stations and a pet park to keep your furry friends happy. Contact our leasing team for details on pet restrictions or additional pet-related amenities!

Parking

  • We offer unassigned surface parking around the community.
  • All covered parking (garages and carports) is reserved only.
  • Notwithstanding this, any vehicle illegally parked in a fire lane, designated no parking space or handicapped space, or blocking an entrance, exit, driveway, dumpster, or parked illegally in a designated parking space, will immediately be towed, without notice, at the vehicle owner's expense.
  • Visitor parking is designated in front of the leasing office.

Uncovered parking is complimentary. Upon availability, covered parking may be rented for a monthly fee.

Yes, we have carport parking available for a monthly fee.

Yes, visitors must register online at www.register2park.com to obtain a 24-hour virtual permit.

Yes, we have reserved parking available for an extra fee. Our uncovered, first-come-first-served parking is complimentary.

At Encore at Buckingham, we allow 1 vehicle per leaseholder. Please contact the leasing office for more details.

Motorcycles may be parked in any open parking space.

Our visitor parking is located in front of the leasing office.

Application Process

The total gross income of all applicants must not fall below three (3) times the amount of rent you will be required to pay, considering any state, federal or local assistance, benefits, or subsidies you receive. The income requirement may be modified if required by federal, state, or local government subsidy or financing programs. A guarantor or additional deposit may be required if the income requirements are not met. All applicants are subject to approval through ScreeningWorks, the community’s third party applicant screening agency. Screening criteria will be applied uniformly and in a manner consistent with all applicable laws, including state and federal housing laws, federal fair credit reporting laws, program guidelines and administrative rules. Approval of all applicants are based on an empirical system that incorporates multiple credit factors along with other non-statistical factors to determine overall applicant worthiness.

Applicants are required to verify income by completing an income verification step provided in the applicant portal after the application is submitted. Applicants can connect a bank account or connect directly to a payroll provider. In some cases, your employer may automatically provide salary information through The Work Number. Self employed applicants must either connect a bank account, provide a financial statement prepared by a CPA, or provide the previous year’s W9. Newly employed applicants must provide an official offer letter including salary and start date from the employer.

A valid government-issued photo identification is required as part of the application process. The following are acceptable forms of identification:

Group A Primary Acceptable ID

  • Valid driver's license from a U.S. state
  • Federal or state ID card
  • Military ID card
  • U.S. passport or card
  • Permanent Resident Card
Group B Secondary Acceptable ID
  • Foreign Passport with one of the following:
    • Valid copies of Temporary I-551 Employment Authorization
    • Form I-20
    • Form I-94
    • Form I-485
If an applicant does not have a valid form of ID from Group A, you may provide a secondary form of ID from Group B. All forms of ID must be current.

Yes, applicants can have a guarantor. The guarantor must meet the qualifying criteria and have a gross income that is 5x the rent amount. Guarantors are for people who do not qualify for income only.

All applications MUST include everyone who will be living in the apartment, including those under the age of 18 and guarantors (if applicable). Those over the age of 18 MUST be listed as a leaseholder. During the application process, the primary applicant will be prompted to invite, via email, all persons 18 and older to complete an individual application. For anyone under 18 years of age, only name and date of birth need to be entered. 

If an application has not yet been approved by the leasing office, applicants can log into the Application Portal, and invite any additional roommates to complete their individual application. Be sure to contact us to let us know when a new roommate has been added to ensure they are included in the approval process. Note: If an application has already been approved, please contact the leasing team directly.

Unfortunately, all applicants over the age of 18 must meet our standard Qualifying Criteria to be able to move forward in the application process. 

Any outstanding charges can be paid through the Applicant Portal.
